Air conditioning cleaning

We clean indoor air conditioning units in homes, apartments, villas, offices and commercial spaces across the central Algarve. It is our core service and it is all we do — we are not an installation company that also cleans.

How a job works

1. We protect the space
Before opening anything, we cover the floor, the wall below the unit and the furniture around it. We set up a collection system around the unit, because the cleaning is done with water and nothing can run off.

2. We open the unit
We remove the casing. On models with electrical components built into the cover, such as several LG Dual Inverter units, we switch off and isolate first. It takes longer and there is no shortcut.

3. We wash the filters
Water and a neutral product, on both sides, then left to dry while we work on the rest.

4. We wash the heat exchanger
Fin by fin, with enough pressure to carry the dirt away and low enough not to bend the aluminium. It is the component that most affects airflow and consumption.

5. We remove and wash the fan barrel
The cylinder that pushes the air. It builds up a crust on the blades that reduces airflow and smells. It is the most laborious part and the first one skipped by anyone in a hurry.

6. We clean the drain tray and drainage
Where standing water collects. We clear the drain pipe, which is almost always the forgotten cause of units that drip.

7. We sanitise
A product made specifically for air conditioning equipment, which kills mould and bacteria without attacking the components.

8. We reassemble and test
We switch the unit on and check airflow, temperature and drainage. We never leave a unit untested.

9. We leave the space as we found it
We remove the protection and clean up whatever is needed. If the room is not the same or better than we found it, the job is not finished.

Deep cleaning

Some units do not need a routine clean. They need to be opened up and washed completely, because they never have been.

That is the service on this page: full disassembly, removal of biofilm, mould and bacteria, and restoration of the original airflow. From €60 per unit + VAT, €50 + VAT from the fourth.

When you need a deep clean and not a standard one

The difference is not commercial, it is technical. A standard clean maintains a unit that is already in good condition. A deep clean restores one that is not.

You need a deep clean if:

  • The unit smells musty when switched on
  • It has never been opened since installation
  • It has gone more than three or four years without attention
  • Water drips from the unit
  • The airflow is visibly weaker
  • There are dark stains visible on the fins or the grille
  • It was in a closed house for several months in a row
  • There has been building work in the property since the last clean

If none of these apply and the unit is cleaned every year, a standard clean is enough.

What biofilm is, and why nothing else removes it

The air entering the unit carries dust, pollen, fabric fibres and grease. This material settles on the heat exchanger fins and the fan barrel blades — surfaces that are permanently damp during use, in total darkness and at a mild temperature.

In those conditions, the dust does not stay loose. It binds into a dark, sticky layer where fungi such as Aspergillus, Penicillium and Cladosporium thrive. That is biofilm.

It does not come off with running water, with a spray or with a vacuum cleaner. It only comes off mechanically: by opening the unit, removing the fan barrel and washing every surface with pressure and a suitable product.

What it restores

Airflow. It is the most immediate difference and the one that surprises people most. A blocked heat exchanger chokes the air passing through.

Cooling capacity. An experimental study on split units measured a 19% drop in cooling capacity with around 30% of the heat exchanger surface blocked. In practice, a 12,000 BTU unit in that condition behaves like one of just over 9,700 BTU.

Consumption. The same research recorded a rise of more than 6% in electricity consumption and a 13.5% drop in energy efficiency. Research on build-up in residential heat exchangers shows that a 5 to 10% loss of airflow is enough for efficiency to fall by 2 to 4%.

The smell. It disappears the same day, because the source is removed rather than masked.

Frequently Asked Questions

Between one hour and an hour and a half per wall-mounted unit, depending on its condition and model. Ducted units take longer because of removing the grilles and diffusers. When there are several units in the same home, the time per unit goes down, because the setup and protection are done once.

Someone has to give access and be present, or authorise whoever holds the key — which is common in villas managed by property management companies. You do not need to supervise the whole job.

You can, and it makes sense when there are rooms that are barely used. Bear in mind that the quantity discount applies to the units cleaned in the same visit, so two visits of two units cost more than one visit of four.

We tell you and show you. We do not carry out repairs or work on the refrigerant circuit, so in that case we recommend you contact an air conditioning engineer. We do not charge for diagnosis or push services we do not provide.

It does, and the reason is physical. A blocked heat exchanger transfers less heat and lets less air through, so the unit runs more hours for the same result. An experimental study on splits recorded a 6.4% rise in consumption and a 13.5% drop in efficiency with the heat exchanger around 30% blocked. The effect you notice most day to day is another one: you no longer have to turn the thermostat down two or three degrees to get the cooling the unit used to give.

From the list at the top of this page, and above all from the smell. If there is a musty smell when you switch on, there is biofilm — and that only comes off with disassembly. If in doubt, tell us how long it has been since the unit was opened. If never, it is a deep clean.

We clean it all the same, and that is usually where the difference is greatest. What we do before starting is assess the condition of the plastics and fittings — on units many years old, some casings become brittle and can break during disassembly. We tell you that before, not after.
