Quinta do Lago is, from our point of view, the most demanding work in the region — and not because of the equipment. It is because of the scale and the calendar.
A villa here typically has between fifteen and twenty-five indoor units, mixes wall-mounted units with ducted units, and is closed for more than half the year.
A villa's equipment
In the bedrooms and suites, wall-mounted units. In the living rooms, corridors and open areas, ducted units built into the false ceiling, invisible and almost always forgotten. Sometimes floor consoles in rooms with floor-to-ceiling glazing, where there is no free wall.
In practice this means three things. The quote itemises equipment types, because the price is not the same. The work needs a stepladder and two technicians in a good part of the rooms. And the total time is not worked out by multiplying one unit by twenty.
The problem of seven months closed
It is the characteristic that defines this area.
A villa closed from October to May spends that period with still air. IPMA data and the climate normals for Faro show an average relative humidity of 78% in January, 77% in February and 80% in April — against 71% in August.
Inside each air conditioning unit, that means seven months of damp surfaces on the heat exchanger and the drain tray, in total darkness, at a mild temperature, with no air circulation. These are the ideal conditions for mould growth, and they are worse than during use — when the unit runs, there is at least airflow and the drying functions do something.
Whoever arrives in May and switches on the air conditioning receives, in the first few minutes, everything that grew inside over the winter.
That is why the right time to clean here is not August. It is April or May, before the first use of the season.
Price by tier
In a villa, the travel, the setting up of the washing equipment and the protection are done once. The cost per unit reflects that.

Ducted units have their own price, from €40 + VAT. On a villa with a mix of types, the quote itemises both.
How we work on a property here
A survey before quoting — how many units, of what type, of what makes. Work by wing or by floor, never the whole house at once. Reinforced protection, because the finishes in these houses leave no room for error. And a record per unit at the end, with each room identified, ready to forward to the owner.
In most cases the owner is not in Portugal. Whoever hires and signs off is the property management company, and that is who we plan with. We work entirely in English and deal directly with the management company.
