Air conditioning servicing

One visit a year, done at the right time, prevents almost everything that goes wrong with air conditioning: the smell, the loss of airflow, the dripping water and the consumption that rises for no apparent reason.

Our servicing is not a quick check with a filter swap. It includes a complete clean of the indoor unit, because the cleaning is what fixes what a check merely notes.

What is included

  • Complete cleaning of the indoor unit: filters, heat exchanger, fan barrel, drain tray and drainage
  • Sanitisation
  • Check of airflow and outlet temperature
  • Check of condensate drainage
  • Check of the condition of plastics, fittings and fixings
  • Final functional test
  • Record of what was done, per unit

It does not include work on the refrigerant circuit, gas top-ups or electrical repairs. If we spot something in that area, we tell you and show you — we do not charge for it and we do not propose services we do not provide.

The worst time is August, with the unit working every day and the house full. Whoever books in April does the work calmly; whoever books in August does it in a rush.

Why once a year is enough, and when it is not

For a home used mainly in summer, one visit a year keeps the unit in good condition. What speeds up dirt and justifies two a year is always one of three factors: many hours of operation, grease in the air, or pet hair.

Between services, wash the filters every two months during the season of use. It is ten minutes' work and needs no technician — we explain how on the blog.

Scheduled servicing for those with several units

For villas with ten or more units, condominiums, holiday rentals and property managers, we plan the job in advance: an agreed date, work by zone and a record per unit.

We let you know when the date of the next one is approaching, so you do not have to remember.

We do. We record the date of the visit and get in touch when the same period comes round the following year. It is not a contract and you are not committed to anything — it is a reminder, because most people only remember their air conditioning on the day it stops cooling.

We work per visit, not on a contract with a lock-in. For customers with many units — hotels, condominiums, property managers — we agree an annual calendar and an agreed price per unit, but with no minimum term.

On wall-mounted units, the filters are washable and are cleaned on site, not replaced. On ducted and MVHR systems, where there are disposable filters, we check their condition and replace them when necessary. We always assess before proposing a replacement.

It is, and it is more necessary than it seems. In heating mode the unit does not condense water in the same way, but it still draws in and retains all the dust in the room — and the following summer, when it cools again, that dirt finds the moisture it needs.
